Buyers who have been looking for the perfect home for awhile are just waiting for the newest listing to hit the market. Homes marketed as "coming soon" tells buyers the general market has not had an opportunity to see this home, and they will be one of the lucky few to get first dibs. This strategy implies a sense of urgency to act fast, or risk losing the home to another buyer when the home "officially" goes on the market. A second strategy we utilize is circle prospecting. We call the neighbors immediately surrounding a home (circle) to let them know of the new home for sale in their neighborhood, and ask them if they have any friends interested in moving into the area. Pinellas County Real Estate Statistics for September 2014

The following paragraph combines the statistics for single family homes and townhomes/condos
Inventory is tight and the market shows less than 5.5 months inventory for both single family homes and townhomes/condos. This indicates a seller’s market. It is interesting to note that there were 37 more cash sales in September than in August even with increasing sales prices.

It is important to keep in mind, that although Pinellas County overall is in a seller’s market, due to the variation in supply and demand in each area and price range, the areas with more homes for sale may be considered a buyer’s market. Ask us for specific details about your area.
